Three day turn around of Local Authority searches give ‘peace of mind’

BUYING a property is one of the biggest financial commitments many of us will make in our lives.
We need to be re-assured that for the vast sums of money we pay to solicitors, the legal work is being carried out quickly and professionally and that the searches of local authority records are being done accurately. East Lindsey District Council can carry out Local Authority searches on the property you are buying, including its planning history, who maintains the footpath outside and whether a new road is likely to constructed on your doorstep. The search gives you the answer to 69 important questions.
The Council’s Land Charges Officer, Lucy Ridgway, said it takes only three days to return this information to the solicitor: “The speed in which we process the search will give you peace of mind when you are buying the property of your dreams. Searches of local authority records will be a major element of the Home Improvement Pack, which is to be introduced on the 1st June 2007.
“You need to know all the obligations that are attached to the property you are buying before exchanging contracts, “ she explained.
The cost of the Council conducting out the local authority search will be just £90 from June 1, 2007.
It is also important that you fully understand the information you are looking for.
